Yes! Pets are warmly welcomed. (Our office dogs wouldn’t have it any other way.) All of our homes do comply with local laws, ordinances, and HOA regulations, and where our pet policies differ, we will defer to pre-existing guidelines and rules.
We offer 12-month standard leases that can shift to month-to-month after the first year. If something comes up and you need to end your lease early, we're happy to assist you. We’ll need 60 days written notice before the date when you need your lease to end and two months rent to cover the early move-out.
Applicants should be able to show verifiable household income amounting to 3x the rent of the home. You can find details about accepted forms of income and methods of income verification in our Rental Qualifications.
We do! While we are a technology-driven property management company that believes our tech can power faster service for our residents with fewer hassles, we also recognize the irreplaceable value of having team members who live in the areas where we rent homes. If you get in touch during the leasing process, or if you submit a service request through the Resident Portal or App, someone from our team at Elara headquarters in Nashville may be the first person to reach out, but we have team members in multiple locations to ensure our homes stay in great shape and maintenance gets done on-time and done well.
For many of our homes, we receive multiple applications on the same day that meet our screening criteria. Our third-party applicant screener will automatically notify all applicants who pass the screening that they have met our standard criteria, but the person who submitted their application first will be given the first opportunity to sign a Lease Agreement with Elara.
Due to the volume of applications we receive, we can only reach out to successful applicants who will have an opportunity to sign a Lease Agreement. If you do not hear from us within 24 hours of applying for a home, you will be able to apply for any other Elara home at or below the original home's rental rate using the same application. You can select that option once you click "Apply" on another Elara listing.

If we have multiple approved applications come through on the same date, the applicant who submitted their application first will have 24 hours to agree to terms and provide any necessary documentation.
A credit report will be obtained for all applicants to verify credit ratings. Elara’s screening provider will return a screening decision, which is determined through a mathematical analysis of information found in an applicant’s credit report, income stated on the application, previous rental history, and criminal background. This information may include bill paying history, the number and type of accounts, collection actions, outstanding debt, income, and the number of inquiries in the applicant’s consumer report.
Every applicant will be subject to income verification and will need to provide evidence income meets the 3x monthly rent requirement.

Once we’ve notified you that your application is accepted (high five!), we will ask you to confirm your move-in date and review your Lease Agreement. An Elara team member will alert you when your lease is ready.
Every situation is unique, and security deposits may vary based on screening outcome.
A guarantor may be considered for those that do not meet screening criteria. Guarantor must pass screening background and provide proof of income of 4x monthly rent.
Yes, residents with pets will pay a will non-refundable pet fee at the outset of their lease along with a low monthly pet rent to cover additional wear and tear. (Costs may vary by property or location and will be outlined in your Lease Agreement.) Service animals with documentation are not subject to the pet fee or pet rent.
