Unless otherwise stipulated, pets are welcome, in accordance with local laws, ordinances and HOA regulations. You will be asked for the following:
- Completion of the Pet, Service Dog & ESA Addendum
- A payment of a one-time pet fee and monthly pet rent
Service Dogs
If you're registering a Service Dog, you will be asked to for the following:
- To confirm that the dog is required because of a disability, and to identify the work or task the Service Dog is trained to perform
- Completion of the Pet, Service Dog & ESA Addendum
Service dogs are not subject to any pet restrictions, fees or pet rent.
ESAs
ESAs are accepted with the completion of the Pet/Service Animal Addendum and supporting documentation. Once approved, these working animals are not subject to the Pet Fee or Pet Rent. Elara does NOT accept ESA registrations” or “certificates” provided by an online service. The only supporting documentation that is accepted is a letter from your doctor or professional health care provider that indicates that you are disabled, that you meet the definition of disability, and if the animal is necessary to assist you because of your disability. We will verify the following directly with the provider of the letter:
- That the letter is valid
- That you have an ongoing relationship with them
- That they have adequate personal knowledge of you to make the diagnosis of disability.
Reasons for denial of an ESA
- Fraudulent documentation provided
- Unacceptable/unverifiable documentation provided
- Animal poses a threat, is a safety concern or is destructive
- Acceptance of the animal exceeds reasonable accommodation requirements
